Buying A New Home


For most folks, buying a home is a big decision! Whether you are wanting your ‘dream home’ or a strictly ‘investment property’, the process can be daunting! But I also believe, especially if you’re spending the money, that it should also be fun! I will help you every step of the way. When purchasing a home, you are faced with a multitude of decisions, steps, and details to consider. To break it down here are the10 fundamental steps to help you.


10 Steps to Buying Your New Home

STEP 1   Get financing organized; pre-approval with a bank or a mortgage broker. This can be done over the phone or even online in a matter of minutes. I can refer you to a highly reputable mortgage professional to assist you.

STEP 2   Pre-shopping conversation. It seems obvious, but the most important step. With my guidance, discern your objectives and develop a ‘wish list”.

STEP 3    Go shopping for your new home. Once you've been pre-qualified, know what price range you want to stay in, and the preferred criterion for your new home, I can help you determine which properties will best fit your needs.

STEP 4   Your new home is found! I prepare, review, present and negotiate your offer. When the offer is accepted – then, if required we deal with any conditions ( i.e. subject to financing, inspection etc. approx. 1week)

STEP 5   Remove of your conditions. Your deposit (typically 5% of the Purchase Price) makes your offer FIRM and BINDING.

STEP 6 Conveyance of the property. All documents then go to your lawyer/notary to begin their work.

STEP 7 Meet with your lawyer or notary. Approx. 4 days prior to the Completion Date to sign and bring final deposit bank draft.

STEP 8 Completion Date. The money and title of the property are transferred into your name.


STEP 9 Possession Date (usually the day after completion) 12 noon – is when you get keys and can move into your new HOME!
